National law firm Clarke Willmott has advised social housing provider Stonewater on its purchase of a development site that will deliver 127 new affordable homes in Worcester.

The properties are being built by specialist residential developer Living Space Housing at the former Aston Coaches Bath Road site.

The latest deal follows Stonewater’s acquisition of the entire first phase of the scheme and now extends to Phase Two, where 48 additional affordable homes have recently gained planning approval from Malvern Hills District Council. Once complete, the scheme will deliver a mix of shared ownership, affordable rent and social rent homes.

Helen Wittram, partner in Clarke Willmott’s commercial property team and Nils Richards, associate, acted on the land purchase. Meanwhile Mark Christie, partner in the construction team, advised on the building contract and planning partner Jade Lyus advised on the planning side.

“This deal comes at a time of acute housing need,” said Helen Wittram. “The Bath Road development will play a vital role in increasing affordable housing stock in Worcester, helping meet local demand while contributing to national delivery targets.”

Marc Howard, head of development (West & South West) for Stonewater, said: “We’re very pleased to be working with Living Space again to grow the existing Bath Road development. The expansion will help to further increase the provision of affordable housing in Worcester, meaning that more local people can have access to essential, high quality and sustainable housing”

Paul Breen, managing director of Living Space Housing, said: “Our strong and trusted relationship with Stonewater means we can deliver something that’s urgently needed across the country: affordable homes quickly and at scale.

“By securing all 127 homes at Bath Road, Stonewater has shown a real commitment to Worcester and together we are making a tangible difference to local housing supply.”

Living Space was represented by Freeths.
