National law firm Clarke Willmott, which advised on a major affordable housing development in the village of South Petherton in Somerset, recently took part in celebrations to mark the launch of the second phase of the scheme.
The firm supported Stonewater, one of the largest social housing providers in the UK, with the legal work necessary to deliver the initial 64 homes across the multi-phase site.

“Both phases have delivered 100 per cent affordable housing, with the latest homes built to Passivhaus standards, making them exceptionally energy‑efficient, comfortable and affordable to run. That focus on sustainability and long‑term efficiency will make a real difference to local people.
“It was also a pleasure to meet residents and reconnect with Stonewater’s team, the architects, contractors and council officers.”
Set on the edge of South Petherton, the development provides a mix of affordable homes designed to meet local need, with new streets, landscaping and pedestrian links helping to integrate the scheme into the surrounding community.
Clarke Willmott has played a key role across both phases of the scheme, with partner Helen Wittram and senior associate Nils Richards acting on the site acquisitions and partner Jade Lyus advising on planning conditions and negotiating the S106 agreements.
The firm has also supported in a range of ancillary matters, including s38 and s104 agreements, utility easements and leases of several dwellings to the local community land trust.
Its home sales team, led by partner Kate Saunders, has overseen the shared ownership disposals, helping residents access affordable routes into home ownership.
At the unveiling event, Nils Richards met residents and reconnected with members of Stonewater’s leadership team – Jonathan Layzell, chief executive, and Matthew Crucefix, group director of development – as well as architects Boon Brown, principal contractor Fisher and Dean, and South Somerset District Council’s housing development officers.
