Emma leads the transactional construction team. She advises a range of clients and lenders on development projects often against a background of complex debt and equity finance.

She has previous disputes experience and practised for several years in the middle east, but now focusses on transactional built environment, real estate development and finance, education, senior living healthcare and renewable energy work.

Emma’s experience spans bespoke and major standard forms of building contract, including JCT, FIDIC, MF/1 and ICC, and ancillary documents such as warranties, bonds, guarantees, vesting certificates, framework agreements, development forward funding, agreements for lease, managing high value due diligence, delivering pragmatic and commercially focussed advice throughout the project lifecycle.

Experience

• Advised on an £88m high‑rise student accommodation development, including decant works, complex lease structures and external debt finance

• Advised an industrial tenant in relation to £10m wharf refurbishment works

• Construction reporting and advice for the purchaser of a renewable energy company
• Managed construction due diligence for the acquisition of a major international contractor
• Provided tender support for a contractor bidding on an offshore wind project

• Assisted in preparing bespoke ground and roof mount solar installation

• Advised a university on the refurbishment of a heritage brutalist building, improving energy efficiency on the path to net zero
• Delivered multiple FIDIC Red/Yellow Book framework contracts for a hyperscale datacentre provider across Europe, including drafting a FIDIC Green Book framework
• Delivered a suite of six multi‑million‑pound integrated retirement villages, including net‑zero operational schemes and debt‑financed developments
• Advised a national luxury retirement village operator on a £500m debt and equity refinancing, including SPV structuring and construction security documentation
• Delivered a portfolio of award‑winning retirement villages across four sites valued at over £250m, involving complex JV and funding arrangements
• Drafted and negotiated construction documents for seven luxury care and nursing homes, including building contracts, appointments, warranties and bonds
• Advised on due diligence and post‑completion defects remediation for a £60m mixed‑use London development
