how we helped our clientsHere are some case studies that illustrate the best examples of what we have achieved for our clients: Development of a new Science Park We have acted for a Regional Development Agency on an ongoing long-term and complex project for the last 3 years. The development is for a science park in the South West of England and will comprise over 800,000 square feet of specialist science related space. It will be the catalyst for the creation of many highly skilled new jobs in the South West Region. Initial delivery of the scheme and safeguarding its long-term integrity as a centre of science excellence will be the key to its success. Our work on the project has included:-
Negotiation of the Development and Funding Agreement with the Agency selected private sector development partner. This defining document will set out the aims and objectives for the Science Park and contain the contractual provisions which will ensure their delivery. New city centre development We have advised a developer on a classic regeneration project. The development in this case concerns a former car dealership in a city centre location concerning 160,000 square feet into a new office, retail and leisure scheme. This development will bring a new vibrancy and focus point to a formerly run down area of the city. The transaction involved some complex funding arrangements including a forward sale to an institutional investor, combined with a pre-let of a significant part of the office accommodation to “anchor” the deal. Swindon Town Centre We are working with a regional development agency on its joint venture arrangements with English Partnerships, Swindon Borough Council and The New Swindon Company relating to the Exchange Scheme. This will see wholesale regeneration of an important and significant part of Swindon town centre, including the provision of new office, employment, retail and housing space. The multi-faceted nature of this scheme will provide a real opportunity for the various regeneration agencies and private sector development partners to work together and deliver much needed revitalisation of this key site. Bath City Centre Schemes We have worked with Bath and North East Somerset Council over the past 5 years on a number of schemes and continue to do so. Multiplex Cinema Site - We advised the Council in its capacity as freeholder on the redevelopment of the former Ford Motor Company site in the centre of Bath as a 10-screen multiplex cinema site, including a health complex and A3 outlets. The scheme has been open and trading successfully for 2 years, and has re-vitalised the area in which it is located. Octagon Retail Scheme - We have negotiated on behalf of the Council a detailed Development Agreement for the complete refurbishment of the grade I listed Octagon Chapel which is located in Milsom Street, Bath, the heart of the Zone A shopping centre. Work will start in the autumn of 2006. The chapel is currently in poor condition and when the scheme is completed will be fully refurbished and incorporated into the existing Shires Yard specialist retail scheme, bringing back into use some 25,000 square feet of currently unused, but spectacular space. |
