Here are some case studies that illustrate the best examples of what we have achieved for our clients:

Acting for a property management company

We have acted for a market leading property management company in connection with its outsourcing contract with the Inland Revenue.

This case involves a large portfolio of properties; it is of premium importance that we work with the client to understand how the contractual aspects impact on the property decisions.

We have also acted for this client in its direct property investment. The case involves the acquisition of office buildings leased primarily to central and local governments and large corporate tenants.

By understanding the client’s strategy we can tell them if there is an issue with a property which will affect the investment value. Due diligence is carried out quickly so that any issues on the occupational lease, e.g. limitations on repair obligations, service charge caps or the identity of the tenant are brought to our client’s attention.

This case involved the multi-let building for 241,860 sq ft of office space, generating in the region of £3.69million pa. We worked to ensure that the acquisition was dealt with in a matter of weeks, and a team of 10 lawyers was put in place to undertake the due diligence on the 45 leases and meet the timescales set out by our client.

Jersey Trust

We have acted for a Jersey Trust in connection with its acquisition of various London hotels.

The mechanism for purchase can quickly change from being a corporate transaction to an asset purchase. The decision to change the method of purchase is usually taken very quickly and requires a law firm to be able to react promptly.

We have the expertise and resources to deal with either method of purchase and the flexibility to adapt our skills once the decision is taken. When the purchase is complete we then act to put in place the operational lease for the new acquisition.

Working with a supermarket chain

We act for a large supermarket chain on its property portfolio dealing with lease acquisitions and disposals and general management work. We recently worked with this client on a multi million pound dispute with a contractor leading to two adjudications, a mediation and litigation (including a successful court of appeal hearing).

By seconding some of our lawyers out to our clients; we can obtain a better understanding of their strategy and business aims and become a part of the client’s “team”.
