Saving our clients money
We want to introduce to you costs savings over and above those relating to our service. We believe that our expertise will help us to identify where you can make savings. Examples of costs savings we have achieved for our clients are set out below:
- Our property team’s early alert on Stamp Duty Land Tax (SDLT) saved one client over £400,000. In their view, our team had acted as if we were part of their own in-house team.
- On the withdrawal of the Disadvantage Area Tax Relief prompt notification by us our client was able to take action to avoid an increased tax burden.
- By working with another client at an early stage we were able to structure a transaction to save £24,000 SDLT which was shared between the Seller and Buyer
Work for housing associations
We have experience working with numerous Housing Associations around the country on a wide range of cases, below are some examples;
- Advised a Dorset based housing association on the difficulties they faced as a result of the Court of Appeal decision in the case of Riverside Housing v White (failure to provide rent increases in accordance with tenancy agreements)
- Work to update a London based housing association both their secure and assured tenancy agreements; for compliance with the Unfair Terms in Consumer Contract Regulations.
- Acted for a Hampshire based housing association in the purchase of stock from another housing association as part of a stock rationalisation programme.
- Advised on a direct grant under the NAHP and NPiAH schemes.
- Acted on behalf of a Hampshire based housing association to control the behaviour of 27 children residing in a neighbourhood. The case included obtaining an ASBO against three brothers who were considered to be the ring leaders; undertaking possession and demotion proceedings against the mother of those three boys; advising on the merits of ABCs, dispersal orders, ASBOs, ASBIs, possession and demotion orders to control the remaining children and liaising with the police to prioritise actions and legal proceedings
- Acted on behalf of a Hampshire based housing association to defend applications made by private residents to register a village green and to prevent a major development of an urban site. In respect of the same site, we acted to remove trespassers and to defend a counterclaim of adverse possession.
- Advised a Hampshire based housing association as to the merits of a complaint made by a private resident alleging that the association had breached its internal policies and procedures.
